06/07/2022 1. The rear walls of the garage distance from the property line.
2. Please show how the wall satisfies the requirements of Table R302.1 for fire resistance rated walls within five feet (5') of the property line and for eave projections of the property line.
3. A section of the one (1) hour fire-resistance Exterior walls with a fire separation distance of less than 5 feet shall have not less than a one-hour fire-resistive rating with exposure from both sides, in accordance with ASTM E 119 or UL 263 with exposure from both sides,
4. . However, the eave/soffit protection for the west wall requires a separate detail.
5. Garage adjacent to garage PL onto architectural plan and add dim from PL to garage. See R302 for walls and underside of projection ratings, where ratings required. Add details for rated wall and soffit assemblies to plan details and attach a copy of rated assemblies upon which your details are based; make clear on plan which walls are to be rated.
6. Garage 'habitable space’ needs separation- see R302.5 & .6; show compliance. Also, the door added at top of stairs must be minim 20 minutes fire rated door, 3' landing at top of stairs before door is required. Fire rated walls and ceiling adjacent to habitable spaces as per Virginia Residential Code 2012, Section R309, and, Section R302.6, and Table R302.6 separation required to be separated from the residence and its attic area by not less than ½ inch gypsum board applied to garage side, garage beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8 inch type x gypsum board or equivalent. Grange door to habitable spaces minimum of 20 minutes fire rated door, steel core, or honeycomb.
7. Please detail id garage walls it seems it will get a new wind bracing panels, and make sure it will not contradict with the choices of the fire rated walls where adopted.
