Building06/27/2016ApprovedSheets A21.3, A21.4. The required toe clearance is not provided in the accessible toilet compartments. Where partitions extend to the floor surface, more clear floor space is required. ANSI A117.1, 604.9.5.1.
Building06/27/2016ApprovedSheets A21.3/4, A22.3/4. Two vertical grab bars are required in each ambulatory toilet compartment. ANSI A117.1, 604.10.
Building06/27/2016ApprovedSheet A-21.0. Ambulatory toilet compartments must be exactly 36" (not 37") wide. ANSI A117.1, 604.10.
Building08/01/2016ApprovedAccessibility Compliance Form not correct. Do not check box #2. The alterations to 115 - 119 are changes to the primary function space. Give the number of accessibility upgrades (ramp landing, bar seating, restrooms) you may want to consider checking item #4 on the form and listing the upgrades and their costs. VRC 410.6. 8/1/16 Do not check box #3 on the form. Room 119 is neither a story nor a mezzanine as defined in the building code. The exception cited in the response letter does not apply. With all these upgrades, I suggest you check box #4, fill out the costs, and list the upgrades.
Building08/01/2016ApprovedClarify which sheet the partition schedule is on. VCC 109.3. 8/1/16 No response. I am looking for details of the wall types ("new full height wall" and "new partial height wall") shown on the floor plan.
Energy 06/27/2016ApprovedThe scope of work for lighting that will be removed, existing light to remain and new lighting is not clear. For example, sheet A11.1 shows existing lights to remain. Sheet E10.0 does not show any existing lighting. In addition sheet A30.0 indicates that the meeting rooms will "Remove Light Fixture, prepare for new fixture" but there is no electrical plan that shows the new lighting design. In the resubmission, clearly show the existing lighting to be removed, existing lighting to remain and new lighting to be installed. Typically a project can clearly communicate this using one demolition drawing for a space showing the fixtures to be removed and the fixtures to remain, and a second drawing showing the remaining fixtures and the new f
Energy 06/27/2016ApprovedThe drawings include several lighting schedules on different sheets. These schedules do not list the total input power of each lighting fixture type. The schedules must list the total input power of each fixture type, including existing fixtures to remain for all spaces where new fixtures will be installed. In the resubmission include an additional column for each lighting schedule that lists the total input power for each fixture. Coordinate this power with the power reported in the Interior Lighting COMcheck.
Energy 06/27/2016ApprovedSheet T1.0 includes code summary which lists the governing codes of the permit submission. The list of governing codes does not include the 2012 Virginia Energy Conservation Code. In the resubmission, revise sheet T1.0 to include the 2012 Virginia Energy Conservation Code in the list of governing codes.
Energy 06/27/2016ApprovedThe sheet numbers on the drawings do not match the sheet numbers given in the uploaded permit submission. For example, the sheet titled "E-001 ELECTRICAL GENERAL NOTES - Electrical - General and Site Information" in the electronic permit review system is titled "E0.2" on the sheet itself. All Energy Permit Review Comments will refer to the name of the sheet that is present on the sheet, rather than the name of the uploaded file. In the resubmission, revise the sheet names and or uploaded sheet titles so that they are coordinated.
Energy 06/27/2016ApprovedSheet E0.2 includes an interior lighting COMcheck. This COMcheck does not appear to have been properly completed to demonstrate the project is complying with section C405.5.2 of the 2012 VECC. It appears that the project has used an incorrect method to calculate the total allowed Watts for the project. The floor area that may be used for each area category is the illuminated space, and does not include walls, columns or other unlit areas. More significantly, the "area category" of the spaces does not appear to be correct. The submitted interior lighting COMcheck includes two area categories, "Bar/lounge/leisure dining" and "Restroom." The plans clearly show that some of the project includes the two aforementioned categories, but it al
Energy 07/26/2016ApprovedNOTE: The "50% exemption" referred to in the review response to the county is found in the 2012 IECC. The governing code is the 2012 VECC, which does not have this language in Chapter 1. Therefore the code requires that these areas be designed and built to satisfy the review comment. Sheet E0.2 includes an interior lighting COMcheck. This COMcheck does not appear to have been properly completed to demonstrate the project is complying with section C405.5.2 of the 2012 VECC. It appears that not all light fixtures that are in the design are included in the COMcheck. For example, fixtures LT-50, LT-56, and "Incandescent 4" are all in the lighting schedule on sheet A40.2 but are not found in the interior lighting COMcheck. In the resubmi
Several rooms appear to require an occupancy sensor that will meet the requirements of section C405.2.2.2 of the 2012 Virginia Energy Conservation Code (VECC). All conference/meetings rooms restrooms and other spaces 300 square feet or less must be fitted with an occupancy sensor that shut off all non-emergency lighting within 30 minutes of all occupants leaving the space. In the resubmission, for all spaces with new lighting, such as restrooms and possi
Energy 07/26/2016ApprovedSheet E0.2 includes an interior lighting COMcheck. This COMcheck does not appear to have been properly completed to demonstrate the project is complying with section C405.5.2 of the 2012 VECC. The COMcheck must include all new lighting and existing lighting to remain for the area that is being altered. The 2012 IECC allows for areas to be exempted from the calculation when less than 50% of the lighting is modified. However, the IECC is not the governing code in Virginia, the 2012 Virginia Energy Conservation Code is the governing code. This code does not provide the "50% exemption" language in Chapter 1. In the resubmission, include all existing to remain and new lighting in a revised COMcheck.
