Bike Review06/27/2022RejectedSheet A3-51 - ENLARGED PLAN -LOADING DOCK & PARKING RAMP: Comment response says the locker and shower for retail employees are provided on the first floor in proximity to the bike storage room. Indicate locker and shower locations and locker dimensions on this sheet. 2 lockers are required per County requirements.
Bike Review06/27/2022RejectedSheet A3-51 - ENLARGED PLAN -LOADING DOCK & PARKING RAMP: Label rack type and dimensions and show vertical clearance if using vertical or double-decker racks.
Bike Review06/27/2022RejectedSheet A3-54 - ENLARGED PLANS -BIKE STORAGE: For G2 SE bike storage room, it indicates space for 134 bikes but only shows a total of 132 spaces: 13 Saris stretch racks for 10 bikes each (130 total) and 2 one-sided racks. Sheet A2-01 FLOOR PLAN LEVEL G2 says there should be a total of 133, so the number indicated on this sheet seems incorrect.
Bike Review06/27/2022RejectedSheet A3-54 - ENLARGED PLANS -BIKE STORAGE: Bike parking matrix on other sheets says there are 6 accessible bike racks on G2, but only 5 indicated (3 in NE bike storage and 2 in SE bike storage). Show location of 6th accessible rack.
Building04/28/2022RejectedSheet A2.11 - Room 214: Please check Door #ID214 front approach, pull side door clearance per ICC A117.1-2009, 404.2.3.2. Please also see figure 4040.2.3.2(a).
Building04/28/2022RejectedSheets A10.10, A10.11, A10.12 – Blocking for Type A and B units: It appears that a general note is provided for grab bar blocking requirements stating it shall meet ANSI A117.1-2009. This note appears to be too general in nature. Where are you calling out blocking required locations? Your restroom plans nor elevations show grab bar and blocking locations compliant with ICC A117.1-2009, Type-A 1003.11.1 and Type-B 1004.11.1. Please clarify.
Building04/28/2022RejectedSheet A10.10, A10.11, A10.12: In Type A units, how does the Lavatory unit comply with ICC A117.1-2009, 1003.11.2.2?
Building04/28/2022RejectedSheet A10.10, A10.11, A10.12: In Type B units, how does the Lavatory unit comply with ICC A117.1-2009, 1004.11.3.1.1?
Building04/28/2022RejectedSheet A2.10: Is reception desk accessible per ICC A117.1-2009, 904?
Building04/28/2022RejectedSheet A2-10: Your Retail space appears to not have restroom access. How are you complying with VCC 2902 Plumbing Fixture requirements for Retail use?
Building04/28/2022RejectedSheet A2-10: Mail room appears to have a large table or some form of mail storage unit? How are you complying with ADA accessibility requirements based on ICC A117.1-2009, 308 and 904?
Building04/28/2022RejectedIs Leasing office front desk ADA accessible based on ICC A117.1-2009, 904?
Building04/28/2022RejectedSheet A2.26: See markup. There appears to be 3 chairs located in shallow pool area and pool extent is unclear. What’s the extent of the shallow pool?
Building04/28/2022RejectedSheet A2.26: Handrail extensions at top and bottom of stair? (VCC 1014.6)
Building04/28/2022RejectedGeneral comment – Sheet G0.01: See markups. Please update sheet index to match submitted permit sheets.
Building04/28/2022RejectedGeneral comment – Sheet G0.01: See markup. Enlarged A-series sheets not provided for review. Please provide. Current plan review is incomplete. Additional review comments may be forthcoming upon resubmission.
Building04/28/2022RejectedGeneral Comment: Please provide a breakdown of the Gross Floor Area by Floor for each Level. The Building Permit Area includes spaces not included in Zoning FAR. Building Permit Area typically includes ALL MEP Utility Areas, Vault Spaces, Roof Decks, Terrace, Balconies and Garage (and Occupiable Roof Areas).
Building04/28/2022RejectedGeneral Comment – Exterior wall section details Sheets A6-11 to A6-14: It appears that your Exterior Wall Sections call for “Exterior Sheathing”. What’s the sheating thickness? For a Construction Type IB building, your Exterior Wall system is required to be built out of Noncombustible material(s) per VCC, 602.2. Accordingly, you cannot use regular exterior grade plywood/sheathing. This means that the exterior surface is required to be a Noncombustible Sheathing Material or FRT Plywood.
Building04/28/2022RejectedSheet A2.01: Stair & Elevator numbering sequence shall be determined based on Arlington County Fire Department requirements. As you enter the Lobby the first stair may be Stair-A followed by clockwise numbering. Since these are tied to the Fire Alarm, please reach out to Cpt. Gregg Karl via email gkarl@arlingtonva.us and confirm Arlington County FD preferred Stair and Elevator naming and numbering.

Building04/28/2022RejectedGeneral Comment: Air-bone Sound - Wall, partitions and floor/ceiling assemblies separating dwelling units and sleeping units from each other or from the public or service areas shall have a Sound Transmission Class of not less than 50 STC, for air-borne noise when tested in accordance with ASTM E90. Please show me how are you addressing this code requirement? (2015 VCC, 1207.2)
Building04/28/2022RejectedGeneral Comment: Structure-borne Sound – How are you addressing the 50 STC minimum impact isolation class requirement between dwelling units and/or sleeping units per ASTM E492? (2015 VCC, 1207.03)
Building04/28/2022RejectedGeneral Comment: Please provide Civil drawings for plan review reference. Please upload each sheet individually.
Building04/28/2022RejectedSheet G0.07 - Is East side “Alley” a public or private alley? View 1/A4.22 appears to show majority of alley within property boundary. You may calculate fire separation distance to alley centerline only if it’s a public alley. A private alley does not count. See markups on “Exterior Partition Openings” table. Markups show allowable FSD percentage based on property line to east façade at ground floor. You may want to double check.
Building04/28/2022RejectedSheet G0.07 - Architectural Site Plan shows an aerial view of the proposed building and also shows the roof lines too. FSD is floor by floor and so it varies as plan moves in and out. And so this Site Plan is not helpful to determine FSD. Overall floor plans aren’t helpful to determine FSD since road and alley aren’t shown on them. You may want to filter line work and clearly show and tag building façades, Roads and Alley extent and dimension FSD.
Building04/28/2022RejectedSheet G0.07: See markups on referenced code sections. Please be consistent in referencing VCC code sections as this has amendments to the IBC and at times the referenced sections may not match.
Building04/28/2022RejectedSheet G0.06 - Parking Tabulation: It appears that a Zoning compliant parking count is provided for Residential, Residential visitor and Retail uses. Please note that while Zoning has their own parking requirements that are required to be complied with, that the VCC building code has its own parking requirements listed in “chapter 11 Accessibility” that’s also required to be complied with. Accordingly, accessible parking space requirement are derived using VCC, Table 1106.1(1). Please show how you’re proposing to comply with building code required accessible parking for the 3 functions listed above. Note that you’re first required to provide Van accessible space(s) for compliance with VCC 1106.5 (check and show required headroom clearance re
Building04/28/2022RejectedSheet G0.06 - Parking Tabulation: Please see markup. Help me understand what you mean by “included in residential total”? - Are residential total parking 65 spaces? Using VCC Table 1106.1(1) and VCC 1106.5, please provide me a parking space breakdown for regular, compact, ADA car and ADA Van as applicable to the Residential, Visitor and Retail uses.
Building04/28/2022RejectedSheet G0.06 - Parking Tabulation: A total of 4 accessible parking spaces are shown on plan (2 van and 2 car spaces). It appears that 2 accessible car spaces have access to “EV charging stations”. We encourage and support this route for providing EV accessible charging for equitable use. However, we do not want to limit the number of accessible parking spaces available for regular ADA use too. For example, an accessible needs person may not be driving an electric vehicle and may not require an EV space, but their parking needs have to be met too based on code required minimum number of spaces. As such we require that you first provide the minimum number of accessible parking required per building code per VCC Table 1106.1(1) and 1106.5, and
Building04/28/2022RejectedSheet G0.06 – Unit Matrix Tabulation: VCC 1107.6.2.2.1 requires 2% Type-A units based on overall unit count and disbursed among the various unit classes. Building code appear to require 5 Type-A units (231 units x 0.02 = 5 Type-A min). Your matrix appears to show 12 Type-A units, which is acceptable. However, Type-A, 2 & 3-bedroom units appear to occur at the lower levels only and none are located beyond level 7 at higher levels. I’m concerned that these units don’t appear to be equitable disbursement since they may not receive comparable outside views or balcony access?
Building04/28/2022RejectedSheet A2.01: There are 8 exterior doors shown on plan. Please help me understand how many of these are building entrance doors and how they comply with VCC section 1105.1 which requires at least 60% of all public entrances to be accessible?
Building04/28/2022RejectedSheet A2.01: Stair & Elevator numbering sequence shall be determined based on Arlington County Fire Department requirements. As you enter the Lobby the first stair may be Stair-A followed by clockwise numbering. Since these are tied to the Fire Alarm, please reach out to Cpt. Gregg Karl via email gkarl@arlingtonva.us and confirm Arlington County FD preferred Stair and Elevator naming and numbering.
Building04/28/2022RejectedSheet A7.01 - Stair A: Please coordinate slab elevations shown on stair detail plans with Stair section view 10/A7.01.
Building04/28/2022RejectedSheet A7.02 - Stair B: Similar to Stair A, please show me your stair landing elevations on stair detail plans and coordinate with section details 9, 10 and 11.
Building04/28/2022RejectedSheet A7.02 – Stair B: See markup. Please check of concrete beam is obstructing stair pressurization duct path. SP-2 riser appears to be changing path between level 16 and PH.
Building04/28/2022RejectedSheet A2.10: Is reception desk accessible per ICC A117.1-2009, 904?

Building04/28/2022RejectedWhat is the large object shown inside the “West Meeting Room” (VCC 109.3). Enlarged plan A3.57 not provided for review.
Building04/28/2022RejectedHow does the Roof Terrace function for ADA access? Please provide enlarged sheet A3.58, balcony threshold detail per VCC 1010.1.7 and guardrail detail per VCC 1015.
Building04/28/2022RejectedSheet A2.11 - Room 214: Please check Door #ID214 front approach, pull side door clearance per ICC A117.1-2009, 404.2.3.2. Please also see figure 4040.2.3.2(a).
Building04/28/2022RejectedGeneral Comment: ALL Efficiency Dwelling Units shall have a Living Room not less than 220 SF of floor area (VCC 1208.4). The corridor/passageway from the entrance door that leads into this space cannot be considered towards the minimum required floor area. Please check ALL the Efficiency Unit Floor Plans and ensure that they comply with the minimum required floor area code requirement. Example: Micro A, Micro D, Micro D (Type A), JR 1 Bed A (Type A).
Building04/29/2022RejectedSheet G0.06 - Parking Tabulation: Are Visitor and Retail uses allowed to access level G1 and G2 and park in without any parking restrictions in visitor and retail assigned spaces? If there are parking restrictions now or in the future, then each group requires its own accessible parking spaces compliant with VCC Table 1106.1(1) and section 1106.5.
Building04/29/2022RejectedSheet A2.01 & A2.02 - See markups G2 & G1 levels. How are you complying with VCC 1003.5? Changes in elevation less the 6” requires either handrails on both side or floor finish material contrast with adjacent floor finish materials.

Using VCC Table 1106.1(1) and VCC 1106.5, please provide me a parking space breakdown for regular, compact, ADA car and ADA Van as applicable to the Residential, Visitor and Retail uses.
Building06/28/2022RejectedSheet G0.06 - Parking Tabulation: A total of 4 accessible parking spaces are shown on plan (2 van and 2 car spaces). As such we require that you first provide the minimum number of accessible parking required per building code per VCC Table 1106.1(1) and 1106.5, and
Building06/28/2022RejectedSheet G0.06 – Unit Matrix Tabulation: VCC 1107.6.2.2.1 requires 2% Type-A units based on overall unit count and disbursed among the various unit classes.
