Building06/07/2022Rejected06/07/2022 In order to be able to analyze whether proposed construction complies with the Virginia uniform statewide building code, construction plans must meet minimum level of completeness. Submitted plans must contain sufficient information for plan reviewers to be able to review the proposed construction work. When submitted plans do not meet a minimum level of completeness, ISD cannot provide detailed rejection comments. Numerous rejection, incomplete plans, results incomplete review. This isn’t a punch list. These are a few things noticed that points to the need to go back through and re-do.

A DES planter is proposed for this project, as per showing its location on the basement floor plan and in elevation, and section, you must detail its supporting structure. Submit a structural cross section including the water proofing and damp proofing requirements - R406.1 and how the external footing drain is not impaired by its supporting structure - R405.1. As well must show compliance to R404.1.6 which requires top of foundation is to be min 6" higher than finished grade.

Ref. 2018 IRC with Virginia Amendments Table (N1102.1.1). The slab edge need be insulated only when the slab (or some portion of its perimeter) is within 12" of grade; (Ref. Section R1102.2.9. When the slab itself is heated (e.g., via embedded hot water pipes), slab edge insulation must be increased to R15 where it is at or near grade.
