1. Revise the Accessibility Compliance Form. Box #2 may apply to the kitchen, but is inappropriate for areas open to the public. VEBC §404.3 |
2. A001, Key Plan & Site Plan: Provide sufficient detail to demonstrate the egress route to the outside via the kitchen back door. VCC §1003.6 |
- Show the location and distance to the Common Area toilet facilities noted on A002. |
3. A002, Code Analysis, Applicable Building Codes: Update the codes to the current edition of the Virginia Existing Building Code, Virginia Construction Code and the components thereto. ANSI A117.1-03 should be updated to -09. |
4. A002, Detail 1, Egress Plan: Two egress paths are required because the tenant occupant load exceeds 50 people. VCC Table 1006.2.1 |
- The route through the kitchen is permissible for one of the exit paths. VCC §1016.2.5x3. |
- The route through the kitchen shall be at least 44" clear width. This is particularly important between hot cooking appliances and with the other hazards present. |
5. A102, Proposed Plan: Show where accessible seating is/can be provided. Note that at least one space is required for each different experience provided: table/booth service, bar seating, window seating. VCC §1108.2.9.1 |
6. A102, Existing ADA Toilet Elevations: |
- Horizontal grab bars shall be set at 33" to 36" from the floor to the top of the gripping surface. ANSI A117.1 §609.4 |
- The flush lever shall be located on the open side of the water closet. ANSI A117.1 §604.6 |
- The bottom edge of the reflecting surface of the mirror shall be no higher than 40" above the floor. ANSI A117.1 §603.3 |
